Through a strategic planning approach, we achieved a 20-storey (133%) height uplift beyond the acceptable limit, delivering 429 dwellings across 35 storeys—maximizing residential supply while balancing commercial outcomes.

Navigating key site constraints—including residential interfaces, flood impacts, and heritage considerations—we developed a scheme that balances commercial functionality with contextual sensitivity.

Facing a challenging post-COVID-19 construction market, PPA partnered with Goldfields to reposition their approved 130-unit Build-to-Sell scheme into a viable Build-to-Rent alternative. Leveraging the (then pilot) State Facilitated Development program, we collaborated with the State and consultant team to present a merit-based scheme that secured approval for a 30-storey building—10 storeys taller than the original Council-approved design—delivering 304 residential units.
